House painting in Miami, inside and out

Paint one room or the entire house, with smooth finishes, clean lines and color that holds up to Miami weather.

What peels paint on Miami block homes

Concrete block and stucco hold moisture. In Miami the summer rain soaks the wall, the sun bakes it dry again, and salt air drifting in from the coast settles on top of everything. Paint rolled over a wall that was never washed turns chalky first, then blisters, then lets go in sheets.

Hairline stucco cracks let water in behind the paint film, and the shaded sides of a house grow mildew that a fresh coat will not hide. Jalousie frames, terrazzo thresholds and trim edges usually show the first failures, because water sits there the longest.

How the prep and cutting in go

The paint is the last step, not the first. We start with a thorough assessment of the walls, then plan the job around what we find: a wash to lift chalk and mildew, scraping and sanding where the old coat is loose, filler for cracks and holes, and primer on every bare or stained spot.

Then two coats, with crisp lines where wall meets ceiling and trim. Inside a Hialeah or Miami Springs house that means taped edges, covered floors and a smooth roller finish. Outside it means working the stucco texture into the corners so no patch shows.

Keeping the color fresh after the job

Wipe a hand across an exterior wall once in a while. If color comes off on your palm, the finish is chalking and the wall wants a rinse with a garden hose. Check the shaded north side after the long rainy weeks of hurricane season, since that is where mildew starts.

Watch for small blisters near window frames and at the base of walls. A chip touched up early stays a chip, while one left open all summer lets water in behind the surrounding paint. We keep you informed every step of the way, and that includes what to look for once we have packed up.

The prep list before the first coat

La lista: painting

Pintura · JRC Sandy Handyman

  1. Wash the walls and let the block dry all the way through
  2. Scrape loose paint and sand the edges smooth
  3. Fill hairline stucco cracks and old nail holes
  4. Spot prime bare patches and stains so they cannot bleed through
  5. Caulk trim, window frames and jalousie edges
  6. Mask floors, terrazzo thresholds and glass before any paint opens

Prep turns up more than paint problems. A soft spot below a window, a crack that runs the height of a wall or a hole behind a door all get fixed before color goes on, and that work is its own trade. Drywall patching, start to finish shows how an inside wall is cut back, taped and skimmed so the repair disappears under the new coat.

Painting the whole house is a bigger list than painting one room, and either way you see the list before work starts. All six jobs on the list
